Housing for Sale in Mason, Ohio – Untapped Investment Potential

Another year coming to an end, a seller’s market possibly drawing to a close and Amazon potentially coming to the Great Cincinnati real estate market including Mason, Ohio.

If you’re from the area, and perhaps a real estate agent the first thing that comes to mind about homes for sale in Mason, Ohio is custom luxury properties.

Luxury property does represent most houses for sale in Mason, Ohio but property investors shouldn’t overlook the potential of Mason’s less expensive homes.

On the Cincinnati MLS as of this article posting there are currently over 150 single-family homes for sale in Mason topping out at almost $2,000,000. There are about 20 homes for sale in Mason under $200,000.

Given Mason’s location and proximity to Cincinnati the potential for quality rental income property investing is good. My fingers are crossed that Amazon will indeed be implementing their second headquarters in the Cincinnati area. It’s likely an additional Amazon warehouse will be located here in Monroe. Word is good paying jobs too, but some of those jobs are likely to be management with higher paying salaries.

Mason’s housing is very desirable for many business managers in the area. Some of the properties for sale in Mason are condos, but Mason also commands higher than average rents for the region. 3-4 bedroom homes typically rent from $1,400 on the low end to nearly $3,000 per month.

Some property investors prefer to flip houses versus a buy-hold-and-rent strategy. Personally, I’m for the rental income and ongoing tax deductions. I hate capital gains tax. However, considering the Mason community’s affluence, buying, renovating and reselling can yield some nice returns on property investments.

Many won’t typically think of Mason, Ohio as being a hot bed for real estate investing. Even if Amazon didn’t come to Cincinnati there is still great real estate investment potential.
