Selling Property when insurance claim pending - what to expect?

Hello,

I have rental property that has insurance claim pending and an attorney is involved in handling claim with insurance company. Insurance has not paid anything for the claim yet. Is it possible to sell the property while all this is still on going?

Are there any precautions one should take before selling the property?

What will happen to pending claim and any future payment?

BTW, claim is for roof replacement and roof is near end of life. Can I sell it AS-IS with some credit to buyer for roof or lower selling price?
