Getting the ARV without renovated comps?

How do you come up with the ARV if none of the comps are from fixed or renovated homes? What if all the comps need work themselves

If you are doing a comp to wholesale a property you need to base your number, ARV(even though they are not renovated), off whatever the last homes sold for in the area. Investors will be looking for the same thing and nothing will justify the amount they pay beside what has sold in the area before.
