Do You Think Direct Mail Is Dead????

I need your input do you think direct mail is dead

I ask this question being facetious, honestly it depends on the market. Look at this deal we closed with direct mail being a marketing source.

My initial conversation with the seller was 6 months earlier. I told the seller due to the condition they would be better off selling the property. Due to being transparent the seller called me 4 months after our initial conversation and stated although they will be taking a huge loss they just need to sell it and move on. The sellers husband was deceased and the house brought back bad memories.
Here are the numbers:

Purchase Price: $51,600

ARV: $185,000

Rehab: $0.00 yes $0.00

Sold: 2 Weeks on market for $142,000 as a wholetail deal.
