'We buy houses cash"

Hey guys I'm Just starting off in wholesaling. So I've been seeing a few we buy houses cash signs around my area. Are these signs from other wholesalers or potential CASH buyers?

Often unlicensed brokers playing games. Sellers should ask for POF from anyone wanting to put something under contract and beware the typical FRAUDS AND SCAMMERS using the old "subject to my partners approval" when their partner is a pet rat or the 60 day "inspection period" garbage. A real buying may ask for a 5-10 day inspection period depending on how busy the market is.

My guess is wholesalers but you should call and find out. Typically if you have a deal you shouldn't have much trouble getting cash buyers; just make sure you have high confidence that you can close before signing a contract. You are risking your reputation by backing out.
