Which list should I start with for direct mail?

so I am planning to start my direct mail campaign soon, I'm thinking of targeting absentee owners, pre-foreclosure and probate. I want to focus at 1 of them at a time. Which one do you suggest me to start with? And do you guys know a good source for lists you guys tried that is cheap and updated? This is going to be my first direct mail campaign. I would appreciate any other help and advice.

Any of the three are good. When we did residential, we focused on absentee. We always had a very high response rate. Message me if you are interested in sources for lists. All the best!

Let me just say that absentee has become a default list for every new wholesaler. So these people are getting tons of mail already. Which ever list was the most difficult to obtain is the list I would target!

    Focus on list with distressed built in...Tax default, divorce, code violations.....Absentee is not a distressed list

     I would contact your local county auditor or treasurer for a list of tax delinquent properties. This should be free or almost free. This info can be acquired from the same sources using the freedom of information act if they try to push back. Most counties in my area put it online for free.  Just got to know where to look or who to contact for the list.
