First Time Probate Searcher

I'm a brand new investor looking at wholesaling probate properties. I emailed my county clerk's office and got a response back saying I can view all record online for $600 a year or for free in person. Since I am new I am going to go in person but I'm not too sure what to expect. I have a few hours set aside these next few days to go down and look but what should I be looking for? What is a good tell tale sign of a solid probate lead, how do I spot a good pick from the pack? Any help is greatly appreciated!

First you need to see if there is any info online you can get access to for free. Here in Orange county Florida I can get basic info of who is the deceased name. Then I go to the assessors website to see if that person owns any property. Then if they do I do my research to see if the property is worth going after (ARV, loans, Schools, etc). If it is then I have to go down to the courthouse to look for who is the Personal REP (PR). that is the person I need to contact about the property. I cannot get access to this info online unless I am a member of the family or their attorney. That is why I have to go downtown to the county courthouse to get the PR info. Then I do my research of how to get in contact that the PR and then send them a personal letter. I don't know how it works in your county but you need to ask.
