Age of the house matters?
Hi group,
When I am looking for deals, does the age of a house matters?
I saw a property which is in a good shape but it was built in 1902, then the question comes to me that what is a good deal for wholesale or fix & flip, are buyers/investors willing to buy old properties?
Thank you
@Lian Shi, everything else the same, I prefer newer houses than older ones.
Older homes normally requires more maintenance, thinking about aluminum wires, metal pipes etc. Older homes are normally less energy efficient, thinking about older windows, less efficient insulation.
Also you should check if the particular house is a "historical building". Many local governments have special guidelines for these historical buildings, which makes renovation much more difficult.
