Sales Pitch

I am new to wholesaling and just put out my first ad on craigslist. I got a bite today with someone asking what my business is all about and how it works.
My question is what should my sales pitch be. She wants to know how the buying process works and what the price range is of homes I buy. Do I tell her that her and I will sign a purchase contract to get the deal done? Do I go further and tell her I get contracts and assign them to other investors? (which is what I plan on doing).
Also if I do get the contract and she thinks it is just between her and I, then how do I explain the need for investors to walk through the property and see if they want to buy it from me? It seems like I should just be honest and up front about the process, but from other posts, it seems like the part about assigning the contract to another investor is concealed. Am I understanding that part right? I am just looking for some advice. Thanks for your help.
