Wholesaling with Asbestos and buried Oil tank

Hello BP family,

Ok so i went to meet with an owner today in Bergen NJ. When i got to the home the owner was not there but his maintenance/property keeper was. He told me the owner wasn't there but that he told him to let me in. Before i got to look around he took me to the basement and told me that the house had Asbestos around the old pipping in the basement. He also told me that the access Point to put oil in the tank was between the back yard and the driveway. Never dealt with anything like this but the guy went on to tell me that the title won't clear without that done. Now my question is do i put that the owner need to take care of it first or is that something that i can negotiate with him in terms of the price we agreed on for the home? any information will be greatly appreciated!

Please always put those clauses in. The UST is the one to worry about more. I have an old post on BP where on a foreclosure I made the contract contingent that the bank remove the UST. Well worth it a they took care of it and it cost them a lot of money but I got a great deal. Don't take that risk on your own.
