I know using SEO and digital ads have been used, but has anyone tried to leverage regular, unpaid social media posts to generate motivated seller leads?

If so, how well did (or didnt) it work?

Social media is relying on reach.

Unless you have huge following,  it is hard to get traction in a reasonable amount of time. You absolutely CAN use simple free social media posts to get traction, but it requires posting actual value pretty much 4 to 5 times a week,  posting about things a motivated seller would be interested in. So posts like "do you need to sell your house fast" is not going to cut it.

Actual value so that people like and share your posts.

The best maerketing is done when you cross pollinate your efforts.

Send them to your youtube video, and from therem send them to your instagram. And people start seeing you everywhere providing pure value.

Remember this is something you SHOULD do regardless. This is part of running a business. Don't just do it "if you want to generate leads". Do i t to build your online presence, reputation and credibility as a business.

This is a great question!

A lot of times its real estate agents or investor/agent hybrids that build youtube channels for their local market and CRUSH it. like multiple deals a month. For just plain motivated sellers its a bit trickier, but in theory it can be done. A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!

A lot of our demographic is older too, so it would be moreso Facebook vs IG. But ive heard of some investors experimenting with tiktok and having some level of success, so who the heck knows yet. I think its worth a test, but like Jerryl said, you need to post multiple times a week for many months before you would know if its going to work a lot. So its definitely not a "hack" and requires a lot more work then other marketing channels.

Yeah, I've tried relying on organic social media posts to connect with motivated sellers, but it’s honestly hit or miss. You really need consistent posting, engaging content, and good timing to even have a shot at reaching the right people. I had some luck in real estate groups and by sharing success stories, but the pace was slower compared to paid ads or SEO methods.

One thing I recently explored was incorporating tools like those for Social Media Posts using AI. They help automate posts and tailor content to your audience, which could definitely help speed up organic efforts.

Let me add some new wisdom to this.

Try not to see social media as "just another channel to try my luck".

It is not a separate thing, especially doing SEO or paying for ads.

When it comes to lead generation, it is not (just) about generating that lead. It is about closing them. Social media (or a secondary website, like a blog, or any other personal website that provides value) serves as a nurturing media, where prospects can learn more about you.

I have developed the 3 pillars of conversion.

A strategy that turns conversions into a 100% reliable mathematical equation.

The 3 pillars are:

Competence

Personality

Credibility.

For a prospect to convert into a lead, 1) they need to be the right audience (it doesn't matter how much Ketchup you put on a baby-cow burger, you won't be able to sell to a vegan. You NEED to be dealing with the right audience, and 2). You need to showcase the 3 pillars of conversions, in a light that aligns with what that audience's ideal cash buyer to work with is.

Social media is a perfect outlet to showcase who you are, what you are like, and what it would be like to work with you, all of which are essential requirements for a conversion to take place.

So Social media is not just another strategy to try out on its own stand-alone. It is one of the ingredients you need to take seriously no matter what kind of marketing you do!
