Mid term rental calendar management

I'm curious what everyone is doing. For those of you that are running a hybrid STR/MTR model, do you have TWO separate listings on Airbnb, one that is STR and another MTR or are you using tools to manage your calendar? Explain in details...I would love to learn about best practices!

I just had this issue come up this month. One MTR lease ended May 31st and the next began June 30th. Our AirBnb calendar has a 29 night minimum stay. However, you can take a block of dates and change the nightly minimum just for that block. So in my case, we selected June 1st - June 29th, adjusted the minimum stay to 2 nights for that period, and upped the rent for that period to STR rates.

Hi Vivian!

We use Pricelabs for this. The exact settings depend on your strategy.

For example, you can set the next 14 days with a minimum stay of 2 nights for STR bookings. Then 15 days and out has a minimum of 30 nights if you want to limit those dates to MTR bookings.

Or if you're using STR stays to fill gaps between MTR stays, set the default min stay to 30 nights. And set the orphan gap settings so whenever there is a gap between MTR stays, the minimum for those gap dates are adjusted to allow STR bookings.

 This is exactly what I do, but I know lots of people use two listings for the same property but I'm also hearing that Airbnb AI bots are cancelling listings for duplicates!
