Hot water heater replacement

Current hot water heater is 21 years old in a 2 bed/1bath SFH that is being flipped into a Mid-term rental unit. I plan to replace this before flip is complete. Any recommendations on type of tank or warranties?

@Brady D'Hont, I don't recommend any purchased add-on warranties. Those are money makers for companies. Just prepare for when things happen.

I'd consider something with a longer manufacturer's warranty because they should last longer probably because they have a better anode rode to sacrifice and protect the tank. 

I would make sure if it was installed in or above a finished space that it had a pan underneath it in case of a failure to eliminate/reduce possible damage.

I would also make sure its a good professional install not a handyman and that there is also an expansion tank installed as well.
