Hello bigger pockets members. I was wondering if anyone is doing mid term/short term rentals in Lincoln NE. I recently did a full rehab on a duplex and am looking into possibly doing a mid-term rental on one of the units. I would consider short-term rental but leaning mostly on midterm. Would appreciate feed back on how your venture is going thanks in advance.

I know nothing about Lincoln but I do know how to determine demand for MTR.

1. Quick look at furnished finder to see supply and when these properties are coming vacant. Look at going rate for similar units.

2. Look at furnishedfinder.com/stats to see how many traveling professionals are in your area.

3. Find comps on Airbnb of other properties doing 30-day minimum stays. If they are 2+ months booked out their occupancy is probably 85%+. Also use the rates to determine what the going rate is.

If you have any more questions let me know!

I'm with Conner on this one, Furnished Finder should have accurate information on the popularity of MTR in your area

@Josh Nix - Any insight on Mid Term rentals?

@Juan Erick Rico Avalos - Josh Nix would be the go to guy for Short Term Rentals in Lincoln. I'm not sure if he's got any mid term rentals currently but he should be able to assist with insight on the sort term rental market.

Another indicator is looking for "extended stay" hotels in the area. These types of companies have done the research and position themselves near the demand.

@Conner Olsen - I found this website where you can see the number of positions posted in your area to gauge demand for MTR for medical professionals.  https://www.vivian.com/browse-...

We've also looked at Indeed for travel nurse positions.
