Wait or Invest? Best strategy now with $300K cash - no loans.

Been looking for a flip deal on the entire East Coast from NYC down to Miami for a year. Still no luck.

Market is going down, interest up along with inflation. How long can the market take it before we get a deeper crash with more foreclosures, under-ask deals etc?

If you had $300K cash with no opportunity to get a loan (no payroll income) what would be your flip strategy right now.

Wait for better deals later this fall or invest now risking it for less or no profit.

What East Coast markets are good for flips?
