Sect 8 Prop management comp Joe Asmaoah method check house before renting.

Feel free to chime in on the following topic I would like to get feedback from others.
Hello, are there any property managers in Ohio dealing with section 8 tenants that are willing to implement some of what Joe Asmaoah has done. I am looking to eventually be an out-of-state landlord investor Ohio. The most critical part of the operation is finding good tenants.
I currently self-manage my own property as an out-of-state investor in Arizona so I have some experience. But of course section 8 tenants I am assuming will require more work.

His theory:
Is basically a lot of section 8 tenets are used to having crappy landlords living in crappy places. I understand that section 8 of course is dealing sometimes with properties that are rougher neighborhoods not the Taj Mahal but they certainly deserve respect.
He puts more money and effort into his properties than a normal section 8 landlord. With the goal of better tenants. He has a very diligent vetting process. After they passed the first step of his vetting process.
He request that everybody that he is going to rent to be present at their current place of residence. He inspects their house is there he is that whenever their house looks like at the time is how your house will be like. Some I think this is a little bit intrusive or harsh. I personally would rather have my house they can for several months instead of having it trash.
On the flip side tenants that have been there extremely long he sends mother today's gifts along with vacations. He has had tendons for multiple decades.
What I am looking for to implement.
Are there any property management companies that would be willing to actually go out to the tenants residence before renting to them (of course I would be willing to pay extra for this.)
Are there property management companies that hold open houses. (of course I would be willing to pay extra for this.)
