Is cold calling your direct mail list beneficial?

If you are a real estate investor or any realtor, then it is always recommended to cold call the direct mail list. This is very much essential as well as effective to stand out from that of the other realtors and investors. According to the statistics, it has been seen that the investors who are cold calling their mail list get better return on the investment. Even as an investor you will get better response rate than that of the other investors. There are many more benefits of cold calling. Here are some of the reasons why this cold calling will help you:

1. Direct Connection

This is the best way to connect directly with someone and this cut past the noise. If you choose the social medial, emails, PPC advertising and blogs, then there are tons of competitors in this internet space. You have to stand out in order to attract more clients for you. Cold calling thus allows you to take the matters into your own hands. You have to power to talk to them about your deal. Email can go unanswered, social posts can be ignored but when a telephone rings majority of the people pick it up and talk.

2. Instant Estimate

When you are connecting with someone over phone, then you are approaching directly. Through the conversation, it becomes quite clear whether or not the person you are talking to is interested. So, you do not have to wait for any email, direct mail and or social post response. You will instantly have an idea whether the caller is interested or not. 

3. Callers Can Research

This cold calling grabs instant attention of the callers. Thus, if they are looking for something like this, they can research about your service after this initial contact. This is a great advantage as it can quickly connect you and your client. This of course encourages the client to know more about you. Always try to schedule the next appointment when you make the first phone call. You can also ask him/her to keep in touch with emails or social media platforms. All these determinations and courtesy can make a seller more interested in doing business with you.

Conclusion

Cold calling can be tiresome.  For this, you have to have any idea about what type of real estate transaction you are looking for. This needs research as well as a lot of presence of mind. You have to sound realistic, practical and professional. So, you need to be very polite and keep the interest of the client intact throughout the conversation. Though it is a painful process, cold calling the direct mail list to gauge motivation is one of the most effective and best ways to get more responses.

    I actually cold call a lot and find it to be valuable. Although some people have gotten mad at me, I've gotten a good amount of strong leads from it. 

    It's something a lot of investors won't do, which is perfect since it's less competition!

    Most investors/ Realtors fear the hang up or are not able to locate correct phone numbers for the sellers they are looking for. This leads to them paying crazy amounts of money in direct mail just to get a deal. When i first started wholesaling this was a huge problem dumping money into direct mail and not seeing a great return on my investment. Thats when my business partner and I began Skip tracing phone numbers for potential sellers that were on our direct mail list and calling them directly. The beautiful thing is this entire process is now outsourced and it makes my business more profitable and gives me more time during the day.     I think both cold calling and mailing are effective strategies. It's the MOST powerful if you use them in conjunction with each other! I send a mailer out to my farm and start hitting the phones right after.

    So to answer your question: Yes. Absolutely!

    Most have cell phones.  How do you get #s to cold call ?

    @Leonard Lee if you are having difficulty finding correct phone numbers there are different skip tracing services that will pull phone numbers for you and charge you on a per record basis. I will warn you some of the skip trace services out there can become quite pricey. We find it beneficial to manually look up phone numbers for our potential clients.

     Ethan, what are you using to manually look up phone numbers if you are not skip tracing them?
