First direct mail campaign from driving for dollar leads

Hello Bpers I have been driving for dollars the past few weeks and I compiled a list of about 25 properties. I got the names and addresses and prepared to send out my direct mail letters

I used some envelopes I found laying around they are 3x5 (or somewhere close to that size) white envelopes. Then I got some plain ole note cards I found around the house too.

Here's what I wrote on it.

"Hello my name is Steve Lewis. I was in your neighborhood and I came across your vacant property located @ .... I would like to make a cash offer on the property. I can close in 30 days or less and I will buy the property as is, no inspection If you would like to sell your property for cash quickly please give me a call at.....

I hand wrote each card and underlined all the buzz words: cash offer, as-is, 30 days or less etc. I mailed the cards off Monday and I've already received on call. I was in the middle of eating at a restaurant when I answered and the seller was also busy so I'm supposed to call him back this afternoon.

Does anyone have any pointers on questions I should ask that will help me to analyze the deal afterwards?

Any help will be greatly appreciated.
