What is the best way to find probate leads? Is there a list or service that searches the legal postings and can can pull out homes for sale in probate? Thanks in advance for all the great info.

You can go to your local probate court and they'll have a listing of all the probate cases. Some municipalities also have a website where you can look things up as well. Physically visiting probate court will have the added benefit of allowing you to meet the court staff, other investors etc.

The last time I checked, Maricopa County had all court fillings on line for free (I pay $35 per month here in Portland).  Go to the site, select "probate", and see what happens.

I don't believe Maricopa County offers probate info online anymore
