Buying leads?

Where or how do you obtain leads for people looking to sell their house? Do you use any services to help with this or do it on your own through a system you have developed?

@Brian Schmitt I've used a couple sources before. Most of the 'systems' gurus pitch I don't think are worth the cost because they are either too old to be good leads or you can do the same work yourself at a much lower cost. That being said I have used listsource.com. You can get a number of leads but I've never been certain as to how many are good ones. I generally narrowed my list to Single Family Homes in a specific zip code(s) and certain price and age range. Depending on the county, certain informaiton may not be reported. Most of my entire area doesn't report how many bedrooms are in the property so when I search 3 bed 2 bath I got very few results - it assumed since it had no date it didn't apply. 

Take your favorite Realtor out to lunch, pick their brain, and see if they can give you expired listings. These sometimes work depending on the market.

Check tax delinquent properties on your counties website if available. Sometimes you have to pay. In my area once a year the notifaction of all tax delinquent properties go out to the public. I would do a massive letter campaign and get some leads. 

My favorite one so far is using probate leads. Every Monday my local newspaper posts many probate cases in the area. Make sure you are a very understanding person in this situation as you are usually dealing with family members with a recent loss.
