Has anyone had any success with buying motivated seller leads or buying into a website that produces them for you?

I get my real estate seller leads from the following sources:

GQREA, Leads to Listings, Trulia, realtor.com

We also had GQREA develop landing pages in every zip code we cover.

I then send all data to GQREA: http://realestateleads.pro/listing-leads to track and schedule..

They generate their on leads/referrals and also call the data I send.

Hi Daniel, I’m a little bias because I have ownership in the site but ExpertHomeOffers.com has motivated seller leads, and home value leads.

What (the HELL) are you all talking about.

The BEST way to generate leads is FRIGGIN OBVIOUSLY from a website you own.

Why do I have to even spell this out?!?!??!

WHY would you want to pay anyone for leads? Don't you want to be in full control of your own leads?

What most of you do not  understand is that "getting" the leads means NOTHING.

It is the rapport GETTING them  that is gold.

When I get phonecalls from sellers do you know how the conversation goes?

"Wow am I speaking to Jerryll? Man I got to tell you, you all are doing something impressive. I have been checking you all out for 3 months already, amazing thing you have build. And your reviews..  you have the most reviews... bla bla blahh"

And they go on and on for like 5 minutes straight.

Do you not realize what happend?

They vetted themselves. They convinced themselves that I am awesome

They did all the rapport building, credibility building FOR me.. and all this...

while not even knowing they exist!! By the time they call me my work is done. All I do is make an offer and they already love us.

If you buy the leads, don't you think you will get a lot of confused sellers and they start with .. who are you?!?!

They will suspect their information got sold!

Who here is still going to DARE mention .. "buying leads"? Yuk Eww nasty disgusting!

How much would YOU have paid for ALL these leads?? Every week?!

I would recommend using a website that is already set up. For one it saves time, you can have a website up and running in less than 24hrs. Perhaps the largest reason is because you need a website that is built correctly. By built correctly I am referring to SEO (search engine optimization), and the website programming. I too often see people trying to build a site by themselves and compete with highly optimized websites. Unless you make it your job to create a great website, you will always be behind your competition.

The things you need to watch out for are the price you pay and how leads are distributed. When I started getting leads from the internet I was paying over $2,000/month for the leads in my area. Granted I was signed up for multiple websites, but still that is a lot of money. I quickly found out that some websites are just out to get rich off of other people. and others are very over priced. If you are signing up for a website make sure the leads in your area are only distributed to you. I also would not sign up for any website that charges a sign-up fee.

P.S.
If you want to get started buying houses and you do not want to sign up for a monthly fee. Sign up for a free account at multiple lead broker sites. Then when you see a lead you like purchase the individual lead. This is how it all started for me. My 1st lead cost me $35. I was the only person the motivated seller was contacted by. I made over $15,000 off of that lead by flipping the house. That is why I like internet leads so much.

I hope this helps anyone looking to generate motivated seller leads by way of the internet
