Investing in expensive area.

Is there anyone  who have experience in investing in expensive area. I live in Brampton  and average price of homes is near about 1 million . Finding positive cash flow property is really hard or near to impossible in this market. However, if someone know some other strategies other than rental which should work in expensive area like Toronto or Brampton please advise me about investing in expensive area.
