Profit if Sold on the Rental Property Calculator

Hi everyone!  This might be a silly question.  When using the rental property calculator, the graph at the bottom of the final analysis shows a "Profit if Sold" value over time.  Does this number only take equity into consideration?  Or does this take into account agents' fees, etc?

Thanks for your help!
