Split the property for sale

I have a farm house on 3.5 acres. I have put the property on market for the last few weeks but i didn't get any showing. The property is expensive, so I am thinking about splitting the property into  3 pieces. I can sell the house on 1.5 acres and 2 piece of 1 acres land individually. 

What do i have to do to split the property? The property is currently only have 1 tax id.

First go to your city or county planning and zoning office. They may will walk you through the steps. Splitting a property in generally just getting it surveyed with the splits and having the surveyor place pins. But talk with you City/County first. The county I live in requires at least 3 acres for rural houses.

You absolutely need to talk to the city.  They may allow you to split it, but not to build on it.  Each city is different.  In an area near me they require 3 acres minimum to build a house and 5 acres to build a pull barn structure.  Also depending on your area there are quite a bit of costs involved with building.  Putting in a septic system with a well will be much more expensive than city water, sewer.  But you are still looking at thousands for all the hookups.    It's really kind of a niche buyer that wants something like that.  Just something to think about.  If it isn't selling it's possible your price is too high, way out of the price range of most folks in the area or you are in an area.  Anything over 350k by me is a tough sell compared to something in the 200k to 250k range.
