Investment Info:

Single-family residence buy & hold investment.

Purchase price: $420,000
Cash invested: $300,000
Sale price: $900,000

Demolished 750 sq ft 1947 cape and built 2 story 3200 sq ft with 2 separate Hydronic central heating and cooling systems, 200 amp electrical service with ARC fault breakers. all Andersen 400 casement 3x5, arch and picture windows. Environmentally friendly rock wool insulation. Basement w/ sep entrance, Attic and Garage are finished and within the conditioned space for optimal comfort. Home is built for comfort to last.

How did you add value to the deal?

On the job each day regardless of weather made the work move better and less waste. There is no substitute for an experienced building being on the job every day to micromanage as so many things can go wrong.

What was the outcome?

Completed with Certificate of Occupancy

Lessons learned? Challenges?

As with all jobs, one builds on what works and what does not. Time and dumpster costs were lessons learned and how to manage better.
