Bought my first out of state Investment in Milwaukee WI
Hey Guys,
Just wanted to share exciting news. Just bought my first out of state property in Milwaukee WI.
I know it's a little bit tough market in regards to the neighborhood(mine is in C class) but I believe finding good property management company with right deal it can be very successful investment.
I am looking to buy, enjoy & learn more this year in Milwaukee market. :-)
@Nikhil Badwaik Congrats and welcome to BP!
Congrats! Looking forward to hearing your progression and experiences with the Milwaukee market.
If you would be so kind as to send the details that would be awesome:
How did you find the deal?
What type of Property- sfr or multi?
Numbers?
How do you know it's a c -area?
Thanks @Andrew Kerr
Sure @Bryan S. Lets connect
Thanks @Nasson Raymond. Absolutely I will keep sharing my experience, although I am still learning & executing at the same time :-)
Sure @Jorge Ruiz
I found this particular deal from Redfin.com, my realtor also keep sending me deals.
It's duplex.
Over 2% rule
class - My realtor/PM has map which shows class of neighborhood block by block. Also e-book by @Dawn Anastasi is a good short read about neighborhood in milwaukee by zipcodes.
Congrats! I think you will find Milwaukee to be a great market to be in! I recently moved to Milwaukee area in 2017 and have purchased two rentals. One of those is in a C- area. As long as you and your PM have good processes in place you will find it to be very profitable!
Best of luck and Welcome!
congrats i'm also out of state investor investing in Milwaukee. I got a 8 unit and a duplex there
@Nikhil Badwaik Hey Nikhil, great job on jumping in, many never do!
Many investors have done successfully well in this type of neighbourhood class, so I'm sure you'll do just fine with the right PM company.
Goodluck on the investment. Thanks! - Ola
Hey @Ola Dantis Thanks for the inspiring words.
Jorge Ruiz when you come to Milwaukee, get a hold of me. I am familiar with the Milwaukee market and neighborhoods. I have a duplex and three SFRs all acquired within the last 5 months.
That’s awesome! That’s exactly what I’m attempting to do, myself. I would also like to know some of the details of your process, such as choosing your PM.
Congrats!
Congrats! I’m from Milwaukee know the city well good luck.
@Nikhil Badwaik, how's the Milwaukee market treating you!? I've been familiarizing myself with the market and am gearing up to dive in.
Hey Jason.
So far so good. Bought few more properties recently. I will share my complete experience may be after 6 months.
Milwaukee is still a "Steal" compared to other markets and prices. The rental market is strong and ive been a landlord here for over 20 yrs....
Congrats on the deal @nikhil I just closed on my first property on a SFR in Greenfield. Let me know if you are interested in connecting
Welcome to the Milwaukee Market and congrats on your recent rental property purchase!
@Nikhil Badwaik good luck and remember the BP community is here to help if any problems come up along the way.
@Nikhil Badwaik Good to hear you're doing well in Milwaukee. I've been looking into Milwaukee myself and wanted to know your experience with that market and who you went with in terms of property management.
Thanks and good luck in on your RE investments.
Sure @Marcus Linehan.
@Nikhil Badwaik who’s your property manager? I’m also looking to invest in Milwaukee but I want to find a good PM to work with.
@Mike Yang I've had great experiences with both MKE REIS (soon re-branding) and Performance Asset Management (PAM). Both are great companies to work with.
