I need some advise on what to do with a bid that was made at Auction.com -won the bidding and sent in earnest deposit at first it said financing available after sending in proof of FHA loan along with earnest money deposit they come back saying cash only purchase since I live in the home - been trying to find a hard money lender to help with purchase however that is virtually impossible- can anyone advise on what could possibly be done ? They said since property is occupied it can't be financed - it was appraised at 145,000 and won bid for 91,000 minus earnest deposit and have approx 20,000 to go with that - was hoping someone could help with advise since if we use hard money and the title is transferred into our name there is a 12 month seasoning before we can do FHA Loan any suggestions ?
