Wholesaling commerical restaurant

I have come across an wholesaling opportunity of a Restaurant/Bar.  The owner has an asking price, however, is willing to accept half of the asking price with the option of writing up a land contract to develop monthly installments for the remaining amount. The property is in an urban area. The owner informed me that property is on about an acre or an acre and a half of land that the owner owns. Also, the owner stats that the Restaurant/Bar comes with a Liquor License. I want to make sure that I am thoroughly prepared when I come across a potential buyer/investor, so my question is: what numbers/information do I have to  acquire before approaching an buyer/investor?
