Investment analysis spreadsheet

Hi all - it's been a while since I posted. Hope everyone is well!

I've been looking at opportunities from investment firms like Open Door Capital, et al, and I would like to know if anybody has a recommendation for a spreadsheet or tool for analyzing these deals?

I want to either build a spreadsheet or download/buy one that allows me to review what things such as Projected AAR, Projected Avg CoC, Exit IRR, etc, actually mean to the bottom-line.

I work in comp so I have no issues building my own but I'd prefer to simply use one that's already created.

Finally, aside from reviewing prior projects on the company's website and scouring the internet for reviews, does anyone have any tips on how to select a given company?

Projections mean very little once they have your money. I invested with Open Door Capital 1.5 year ago.  I received 1.5% annual return for three months and now they paused distributions. They paused distributions on at least three of their funds.  A few other syndicators have done the same. Some syndicators that paused distribution stop taking there fees but not Open Door.  I'm sure there are some profitable syndications you can invest with but it's tough for them right now.

I have been really disappointed with ODC (Open Door Capital). They were distributing barely 2% for the past year and now have paused distributions this quarter. There are better more experienced operators out there... don't be swayed by the Brandon Turner marketing machine like I was. The sad part is that these poor returns don't even have to do with financing costs which will be an issue in the future this is simply poor performance by inexperienced operators.
