Tenant Cloud vs. Cozy. Which one is better? 

Both seem to serve similar (if not identical) purposes and I am trying to determine which one to utilize for my RE properties. I have seen some posts about both of these sites, but I'm looking for recommendations on which one is the preferred option. What are the pros & cons of each? Thanks!

Cozy allows tenants to make partial payments. Thats the only thing I can complain about otherwise its not bad.

 I appreciate the feedback. I believe Tenant Cloud also allows partial payments but you have the capability to turn that feature off.

Ive really liked cozy because they broadcast your listing to about 3 other home search sites when marketing property.

Also like prospective tenets can start background/credit checks without you ever having to collect SS# or money (tenant pays fees).

Yes it takes a few days to actually get money into you account but I’ve trained my tenants to start payment process about 5 days before end of month so I have money in my account by the 1st of month.

Finally I like I can store all rental docs on shared location so tenants and myself can easily access.

Between the two, I believe Tenant Cloud has less risk associated with it from a landlord perspective.  I believe that a landlord must manually set the system up to receive payments by credit card with Tenant Cloud.  Since credit card payments can be disputed up to 90 days after the charge, this removes all that risk from the equation.  I believe that Cozy doesn't provide that option (as of yet) so the landlord has no control over what payment types they receive.

Tenant cloud is WAY more robust than cozy! Sign lease charge late fees, daily, late fees, handle maintenance request, coordinate with contractors. I think it is the best program out there for the money
