"I've heard about ChatGPT but I'm not sure how to use it..."

McKean Farnell

Hey Everyone!

I’m a student at USC studying real estate, and a lot of talk on campus is about how to use AI tools like ChatGPT in the real estate industry.

My questions are for those who have heard about the technology, are open to using it to streamline their workflow, but aren’t sure how it works or how to incorporate it into their work:

  • 1. What kind of daily tasks would you most like to automate?
  • 2. If shown how the platform works and how to best use it, would this make you more inclined to use ChatGPT for work?
  • 3. Would a ChatGPT how-to resource tailored for the real estate industry be of value to some?

Thank you very much for your feedback!

I recommend watching some youtube videos on it and taking an intro course on how it works. Reality is today its not very helpful for me as a real estate investor. It helps me write and clarify things but its not going to double my business, its great for some of the minor tasks today. It continues to improve and will improve.

Chat is great for the basics but you really don't start seeing the potential for real business enhancement until you dive into leveraging actionable AIs

Now there are a ton on AI chat based tools and they do a decent job.

They can create a script on how well you tell them to do.

you can use the AI chat websites like

chat.openai.com  -- no access to the web for real time data

chat.perplexity.ai -- this has real time access to the web

Chat.forefront.ai -- Has access to real time web

you can use them to create:

1. Property listing for FSBO/Broker

2. Write emails to buyers/sellers

3. Write script for videos/shorts

4. Idea generation and many more

The integration of ChatGPT can offer real estate brokers numerous automation and streamlining advantages. Here's a list of tasks where ChatGPT can be particularly beneficial:

  1. Initial Client Interactions: Use ChatGPT as the first point of contact on websites to answer basic client queries and gather preliminary information.
  2. Property Information: Automate responses to common questions about property listings, such as square footage, amenities, and nearby attractions.
  3. Appointment Scheduling: ChatGPT can help schedule property viewings or meetings based on the broker's availability.
  4. Market Updates: ChatGPT can be programmed to provide recent market statistics, price trends, or news to clients on demand.
  5. FAQs: Handle frequently asked questions about the property buying/selling process, brokerage fees, or other standard real estate queries.
  6. Document Explanation: Brief explanations of common real estate documents, terms, and jargons, ensuring clients have preliminary understanding before detailed discussions.
  7. Lead Qualification: By asking potential clients a series of questions, ChatGPT can help in initial lead qualification, filtering out those who aren't serious or ready to move forward.
  8. Feedback Collection: After a property tour or meeting, ChatGPT can gather feedback, which helps in improving services or adjusting property prices.
  9. Recommendations: Based on client preferences, ChatGPT can suggest properties from the broker's listings.
  10. Follow-ups: Automated reminders or check-ins with potential clients to maintain engagement.
  11. Education: Offer brief tutorials or explanations about real estate concepts, market trends, or investment advice.
  12. Localization: Provide information about neighborhoods, schools, and local amenities to clients interested in specific areas.
  13. Transaction Updates: Keep clients informed about the status of their property transaction, from initial offer to closing.
  14. Referrals: Encourage satisfied clients to refer friends and family by sending automated referral requests or reminders.
  15. Networking: Introduce and maintain relationships with other brokers, agents, or relevant professionals in an automated yet personable manner.
  16. Maintenance Reminders: For brokers also involved in property management, ChatGPT can remind tenants of maintenance schedules or gather feedback post-maintenance.
  17. Reviews & Testimonials: Automate the process of collecting reviews and testimonials from satisfied clients for promotional use.
  18. Mortgage & Financing Info: Provide preliminary information on mortgage rates, lending institutions, or financing options available.
  19. Training: New agents in the brokerage can use ChatGPT for training purposes, asking questions about company policies, sales techniques, or market nuances.
  20. Market Analysis Reports: While detailed analysis might require specialized tools, ChatGPT can give general market outlooks based on data provided to it.

By leveraging ChatGPT in these areas, brokers can increase efficiency, enhance client engagement, and free up time to focus on relationship-building and closing deals.

[The above list was written by ChatGPT. Lol. I would also add that I'm using ChatGPT to write my new Policy & Procedure Manual - it's making the process so fast and efficient it almost feels unfair.]

All of what Noah said above. And then the most obvious one being to generate content. Push out Articles, employee handbooks, brokerage rules. Anything you can put down in writing can be enhanced by using chat gpt.

I have a small coding background and i used it to help me train a small date pool of properties which then allowed for it to project property values. Its not a perfect system because its an ongoing work in process but i wouldnt have been able to do it without. I believe it can enhance whatever ability you have

I use AI Writer to help with drafting articles and content. I find automating writing tasks, especially generating property descriptions and market updates, quite beneficial. It saves time and helps maintain consistency in communication.

Other AI writing tools and their prices are mentioned here: https://writingtools.co.uk/pricing.html
