Hi,

The purpose of this post is to connect with anyone interested/actively investing in the Portuguese Real Estate market. 

I am moving to Portugal in March 2019 and wanted to connect with fellow Property investors. There seems to be an interesting investment case for Portugal currently and by building a supportive network of investors we will be able to discuss opportunities and build our experience faster than if we go it alone

When I arrive in March I will be focusing on learning the market and seeing which strategies will work for me.

Ruis,

It's my understanding that all vacation rentals that are operated out of a single family residence require the AL license.

Can you maybe share a high-level list of the proposed AL changes? The biggest ones I'm aware of include:

* Limit the availability of new AL licenses to only interior districts;
* Increase the tax rates for AL;
* Force a review of existing AL licenses in 2030;

It is my understanding that you can do STR has "Alojamento Local" or "Arrendamento Curta Duração". The framework is different though. From what have been explain to me there are advantages and disadvantages in both situations and they aren't exactly interchangeable.

Don't know much more than this. 

I do recommend you seek a professional (probably lawyer).

Based on the translation that would be short term rental (vacation rentals) and mid-term rentals (month at a time)?

Hi,
I believe they have legal definitions and frameworks. Translation probably won’t give you the definition / information you need to form an opinion. 
Don’t know more than this. Sorry. Recommend that you speak to someone that actually does STR or is a professional.

I have a friend that owns a property in Lisbon. He intends to turn it into a short term rental. 

Does anyone have experience with working with a short term rental management company in Lisbon and/or recommend one?

Hi everyone!

My name is James,I am 25 years old and although the English name I am Portuguese.

I've truly enjoyed reading all of your stories. I'm very new to the world of REI and for the last 3/4 months I've been trying to learn all I can. I've built my spreadsheets, I've done some market research and I've been slowly saving more and more to have enough for the downpayment on my first RE Property (I'm probably still 1 year away from where I want to be). I've also been creating what I think is a good foundation for finding and selecting positive cashflow RE Properties but I still need to understand some details to guarantee my calculations are correct and that I'm not missing or forgetting any important details that could make or break a deal. I'm also still not sure what strategy would work best for me at this point either.

I saw that in the early days there where a few meet ups, I would love to see that happen again and be a part of the group. I’m currently in Oeiras so anywhere in the Lisbon area would be perfect for me. Let me know if anyone is available!
