DFW is spreading in all directions and curious what y’all think will be the hot spots of current exurbs in the future?

@Neil Aggarwal I agree, there’s currently a 6,000 homes development called Mantua in Anna right now by developer Risland. What do you think about Celina? There’s an initiative to make Celina the next Frisco, called “Celina 2040”.

On NE side of DFW you have Anna, Melissa, Celina, Gunter, Princeton, Lavon.

On NW side of DFW you have places like Ponder, Justin, Rhome, and Ft. Worth.

West side of DFW....Ft. Worth to Weatherford.

South side ...still room to grow in Burleson, Crowley, Cleburn.

I personally feel like 35 corridor from Denton to OK border, 75 from McKinney to OK border and north of 380 from generally McKinney to Denton could see good growth.  

Buy in the path of progress.

I personally have noticed an impressive growth in the Azle, Aledo, and maybe even Boyd. 

My dad just got his first house out in the middle point of Azle and Weatherford area and rumor has it that a large residential development is in the works soon. 

that area definitely might warrant some attention when on the search. the closer to I20, the better.

I used to live in Lucas and agree the Hwy 75 corridor North has been a hot spot for years. Having done the Hwy 75 commute to Dallas for seven years I don’t miss it.

I always wondered why there is not a similar growth trend south of Dallas. Either I-45 or I-35 corridors. There is plenty of undeveloped land and traffic is not as bad. Any thoughts why?

@Maria T.   Many investors here locally don't like Garland as it is not very landlord friendly.   They'll require you to do things that aren't required by owner occupants.  For example they don't only require inspections at every turnover, they also require annual fee to have a rental property.

This is a little dated now, but gives you an idea of the vision of city leaders.

There are parts of South Dallas that are seeing growth recently. Cedar Hill, Duncanville, Red Bird and even Hutchins/Lancaster to some extent have seen movement. I think it's for a few reasons:

1. People who work uptown/downtown, want a nicer home, but don't want the Southbound I-75 commute (which as you know is awful)
2. Amazon has two warehouses near Hutchins/Lancaster, which yield some decently paying jobs
3. City of Dallas was trying to incentivize growth there through a GrowSouth initiative in mid 2010s

 I think there are some deals to be found in certain spots. But unfortunately Dallas has a deeply rooted North/South divide that falls in line nicely with income. Most wealthier people dont want to live in South Dallas and that's why they've hopped right over the core of South Dallas to the other suburbs

I’ve heard good things about Celina. I’m looking into a Multi-Family in the downtown area currently. I think there’s great potential for growth there. Any other thoughts about Celina?

    @Justin Webber-Blackwell Celina is in the direct path of progress. Prosper is McKinney 10-15 years ago and Celina is Prosper 5 years ago. There are dozens of new high end communities popping up all over the place including a $1B residential community. Very easy commute with so many HQ moving to Plano/Frisco.
