Short term rental market Houston

Greetings, I have recently decided to dive into this new venture of STR . I'm a traveling RN so I have stayed in my share of Airbnbs. However; I am curious about the market here in Houston and how can i go a out finding a place that will let me sublet their units . My businesses model is comprised of attracting health care professionals as I know hundreds of them personal personally that travel to Houston/surrounding for work . Outside of that it would function as a usual vacation rental. I also have other perks that i plan to offer . The issue of course finding these places! I already have a clientele for 8-13 weeks at a time just need a place. Thank you in advance! Any help is greatly appreciated!

That’s a wise approach, tapping into an attractive market (health care workers) in which you already have professional and personal ties. You have a more compelling narrative than most with direct links that seemingly give it credibility.

I'm Houston based and am part owner of units less < 5 miles from the medical center. We typically don't allow STR subletting but it may be worth a discussion. Reach if you have an interest in a conversation.

    Hi , Thank you for responding! I am very interested. As a health care worker myself, I understand the market! We usually book between 15-30 days at a time . Sometimes a week if we are waiting for deployment. It is not ideal to sign a lease due to risk of cancellation. We prefer home like accommodations and usually sleep most of the time . Thus hotels are not ideal but it’s risky to sign a str lease .

    I have a 3/2/2 single family home within 3 miles of the medical center. It currently has a tenant, but I'm definitely open to exploring the use of the house as a short term rental for traveling nurses/healthcare workers. 

    I had it listed as an airbnb thinking it would provide a better alternative to a hotel for family members of patients seeking long term health, but that didn't pan out. I'm pretty open to alternatives as the market rental rates in that area haven't kept up with the rising costs of ownership.

    I would suggest reaching out to a few apartment locators and let them know what you are looking for. They will do all the searching for you. Hope this helps!

    Timara - you're looking into the "Arbitrage" strategy. check the Forums and you'll find lot of good information on AirBnB Arbitrage.

    Couple of things to keep in mind are:
    1. Does the local zoning allow for STR
    2. does property management (if part of HOA) allow STR
    3. lastly, negotiate with the Owner and offer them a win-win situation

    I'm not an expert in this field but there are many experts on the forum who can help you out. Good luck with this. You will do great!

    are you looking for fully furnished property, i have property 1.3 miles from texas medical center but it’s not furnished i would be willing to discuss opportunity for short term rentals with you
