West View rental level

Hi - I recently found a nice duplex in West View. I couldn't find a lot of rental listings on zillow/craiglist in West View, so I'm not sure about the rent I could potentially charge.

Both units are 3B1B (and one unit has 1.5B) and are very well-maintained (separate meters, AC, dryer&washer, etc). The seller said we could charge $1.1K monthly rent per unit, but I wanted to further verify with anyone who is familiar with West View.

In addition, I'm wondering: 1) do people rent in West View? Since majority of residents there are homeowners; 2) is West View a popular area for families? Although it has good schools, parents who care a lot about kids' education may opt for Mt Lebanon/upper st clair for better ones...
