Note Investing Training Programs
Hi everyone!
I recently attended Note Expo 2022 this past weekend. I really learned a lot (this was my expectation). I'm wanting to expand my understanding on note investing a bit more. Can anyone recommend a training program that I can do so I can hit the ground running. I have heard of Note School, Paperstac academy, Note Investors University, Note newbie, and Note Investor Tools, to name a few. Which one would you recommend?
I know Dan Deppen and Chris Seveney both have membership style organizations. I haven’t taken them, but have terrific reputations. You can trust them.
There’s several others that do mentorship that are worth doing too. But my best advice is to just buy a note. Size it appropriately so that f you lose you’ll live to fight another day. I think starting with a performer is a better idea.
Not sure if Eddie Speed is still around and teaching out of Dallas, but I used to hear him speak years ago and he seemed like he is/was an expert. I'm skeptical of most programs and gurus, but he seemed legit.

1. Performing or non performing or both
2. 1sts and 2nds ?
3. Buying from secondary market or looking to originate / seller finance ?
With this info I can provide you with more information as there are some good programs out there but if you are interested in 2nds for example the really good programs for seller financing may not be as ideal as one catered towards seconds as an example.

Fred and Tracy Rewey's Note Investor tools for me has been awesome. Both of them are extremely knowledgeable, the course content is thorough, and most of all affordable for a beginner. You won't be disappointed.

Yes, Eddie does still teaches. In fact, the Note Expo was his event. I had the fortune of him sitting next to me during breakfast on the first day. Learned some valuable nuggets of info!

Since I am new to this space, I would prefer to have as safe of an investment as possible then graduate to the more sophisticated. That meaning i would like to begin with performing 1st and 2nd liens. However, with the rising mortgage interest rates upon us, originating and seller financing is a potential lucrative note space.

I would check out Fred and Tracey Rewey. They have some great content on seller financing and performing notes. From what I have heard they are also reasonably priced.

One rule of thumb I highly recommend - never ever ever buy loans from wherever you get your training.
If they teach you to buy at best price and sell at best price do you think they have your best interests in mind ?

I think Chris makes a good point of determining the strategy - performing 1st position notes is always a safe "dipping toes in the water" type of note to go with.

I always recommend you do some google reviews and BBB reviews on any training program first to see what they say as well as BP reviews.
As it relates to note training as a whole - I can pretty much tell everyone there is not a notes training course out there that will get you flipping notes. My guess is many of these programs are older and the note world has changed drastically. There are very few sellers of notes right now, so who are you buying and selling too.
You are going to be sadly dissappointed and realize after 3-6 months you probably wasted your money.
Your best bet is to join some groups on FB or elsewhere and start to learn that way.
Let me ask you this question: Have you spoken to any note investor out there to ask them about the environment today to actually get into notes?
