Kansas City, KS (KCK) good/bad areas?
Hello BP! I'm born and raised in KC but not very familiar with KCK. There have been some opportunities for flips and buy/holds in KCK and wondering those of you that invest or live in the area - are there great/good/bad areas you can share? On a more personal note, it's also on the short list of areas to buy a rental for my daughter to live in a couple of years so I definitely want to make sure she is in a good area! I know there are some areas seeing strong development.

Michelle - I lived and invested in KC over the past 15 years. I continue to lend in the area. Saw you post, and just thought I would share some info. When people ask for good/bad areas, I always get concerned because it is so subjective. So instead of providing opinion, there are some tools out there that use strictly data that may be able to help you. One tool is RentFax which provides a location risk score. You can take locations you've had success in on the MO side and look for comparable scoring neighborhoods in KCKS. Another company, Location, Inc. just introduced a new beta tool for searching by criteria. Another is PolicyMaps. I'm sure there are many more, but just wanted to encourage you to use your own definition of "good/bad" and data to guide your search. Best of luck.
