Raw Land as Passive Income

Hey guys, my family has owned about 15 acres north west of Austin, Texas for 30 years now. Ive been looking into ways to monetize the property through a passive income method, as I do not have time to be there running an operation. So far I have come up with seasonal Christmas tree farming. If anyone can give some ideas on how I could generate a steady passive income in the Austin area with 15 acres, it would be greatly appreciated ! Cheers
