Ozone generator use in a townhouse?
Hello,
I have a property under contract that has a strong odor smell. I have dealt with odor smell in the past with success. On this particular property, the odor is in the master bedroom on the third floor of a town house. I was thinking about removing the subfloor (or at least a section of it) and installing new subflooring. However, the subfloor runs underneath the walls. So even if I would like to remove all of it, its not possible. My plan of attack was to roll 2 layers of Kilz Original and then place an ozone generator. However, I am not too familiar with ozone generators and the harm they can cause. I recently purchased a model, however it is still in the mail so I have not read the instruct manual.
I have read it is "ok" to run the ozone generator in a basement, seal off the basement, and stay upstairs since the gases produced weigh heavier then air. Can you run an ozone generator in a townhouse, seal off the master bedroom, and not put your neighbors at risk? I had a restoration company look at the situation and they quoted me using an ozone generator to kill the smell. They were not concerned. Since I do not know how safe theses items are, I wanted to see if anyone has experience using an ozone in a townhouse. The last thing I would want is Fluffy, the neighbor's dog, to take a very long nap. Any advice?

I'd remove the subfloor, depending on the size of the room. By the time you put on the kiltz, it will cost similar to 3/4". You can probably see where the stains are anyways, if not get a UV light. The right way to do it is 3/4in tongue and groove. You can get by without it, but will possibly have more deflection on the butt joint. You can also get a router bit that will cut a tongue and groove or just lap over the joists. And please don't use drywall screws!
If the room is empty, I can get 3 sheets out and new one in in about an hr.
This is probably why I make a bad flipper. I can't stand covering up the problem, and it weighs on my conscious that someone down the line will see it and go "that Rick... he @#$@ed us. "
Ozone generator is relatively safe depending on output quantity. Remember the old ionic breeze. I have ozone generators in my home HEPA filters. But urine in wood will never ever be cleaned or gotten rid of by an ozone generator. Like rubbing hand sanitizer after getting your hands covered in poop. Ain't gonna be clean....
