tenancy in sufferance(roommate issues)
When is it a good time to take legal action for rent not paid. Is it a certain dollar amount or maybe when you don’t want the reputation of being the one that lets tenants go on rent not paid. Recently had a roommate that left the place unkempt and was 2 months behind on rent. Upon his departure he was supposed to leave the keys under the rug but he did not do so because he believed that the $200 security deposit was to be returned. Any advice for this new renter?

Change the locks. Don t give him deposit back.
