Real Estate is considered to be the safest form of investment however on the other hand it can also be considered as the riskiest. The factor that determines the state of this investment is more often than not the time horizon of the individual investor, your perspective is everything.

 We in our SEC offering listed real estate as one of the safest and they came back to us and said to prove it. Safe compared to what? It also has considerable risk involved as well. 

There are so many factors that go into play on real estate that you mention its all about perspective and investment strategy.
