Property Management company recommendation in Orlando?

I currently have properties in Orlando that I have managed myself for many years but I no longer live near Orlando and realized it is best for me to hire a Property Manager. Someone that works for one of the HOA's recommended a contractor to me to complete some repairs I needed done to rent one property that I couldn't find anyone else that was interested in work in the area and I didn't want to keep driving in to complete myself, and his wife is a Property Manager. I briefly hired them but it was a disaster and in less than a month I finally had to fire both of them. The HOA manager said this employee knows she shouldn't be recommending either of them, their work is terrible and they are very dishonest, I agree. Anyhow it's over with.

Everyone that I know personally is also still managing their own properties and says they would like to find someone, but they are still
local.

I met with three on Monday through Thumbtack but I am a tad nervous after being hustled by the first person I hired.  She said all the right things also, but you can't easily screen for honesty with a first meeting.  These three tried to convince me Thumbtack has verified reviews, and they are listed as Top Pro's within the Thumbtack orbit, whatever that means.  These were the three if anyone happens to use them:

Fred Mansfield with Orlando Property Management Realty

Vivian Lippi with Real property Management Verita

Dean Nikolic with PMI Property Alliance


I also know about Great Jones, they cold called me once and there was a prior thread but there wasn't much said on the thread. 


So I am curious if anyone can recommend a Property Manager they have been happy with, or do you happen to have ever worked with these three?

I couldn't determine a way to search all the posts since I figure my question is probably asked regularly.  Though right after I posted I found under the Network tab, if you choose companies then you can see a list of Property Managers that has a very extensive list.  Though again I didn't see a search option. 

Most of the online reviews I am reading are posted from tenants not owners.

Realty Medics.Excellent service, very good communication.I have SFH managed by them.They were able to find a tenant right away.

    Good Evening. We all know what it takes to find a good PM. Recently Thumbtack has little to no value at all.

    It is a good practice to check DBPR to validate their RE license. Then read google and yelp reviews (actually read them!) And I learnt recently, ask for PM's job description. So, you can understand what to expect :) I will pm you to discuss it further.

    It also depends on where your properties are located. Orlando is very big geographically.

    I know Dean personally and would recommend him.

    @Alysa FleisherNational Association of Residential Property Managers.   Go to the NARPM website and search for a manager.   There are a lot in the Orlando Area.   By going to NARPM you can find someone with some experience and that is associated with an organization that has a set of standards and ethics it requires of its members. @Kim Meredith Hampton would be a great place to start.

    I would love to have a chat with you and tell you more about what we do. We are a local Property Management Company, we have been in business for 15 years and we are all about honesty and long term relationships.

    When it comes to finding a good property management company in Orlando, make sure you check google reviews rather than Thumbtack. Look for reviews from owner and when you get in touch with the PM company, always ask for references. Make sure they are licensed and insured and meet the team. In my opinion, you shouldn't go with one of the biggest PM companies or with a small one like the one you briefly tried. If they are too small they don't have all the systems in place. If they are too big you are just a number. The sweet spot is somewhere in the middle.

    @Alysa Fleisher thank you @Tracy Streich for the shout out, but I would start with NARPM and search by area and state, you will find your most experienced property managers with specific designations for property management. 
    Thumbtack is not the way to find the best PM’s. Experience and managers who are licensed and specialize in property management is where you want to start, not a Realtor who pretends to do property management on the side.

    Thanks so much for the ideas.  Yes I was a little suspicious of Thumbtack which is why I started asking around and was looking at Google and Yelp reviews.  I did ask for references, though only one told me any other owners would agree to them being provided.  I thought this was fishy.  Happy owners open their mouths and tell others, imo.  The one that I had briefly worked with is just very dishonest as I learned the hard way, there was a insane explanation for everything and if I didn't do what they wanted they not nasty or started cursing at me.  After a long list of lies I realized I just had to get out.

    Thank you Valentina I had not thought to check DBPR.  Everyone has had great ideas to add to what I was doing.

    My apologies I thought I had said it was in South Orlando but I see I did not.  This one is in Hunter's Creek but I also have property over by the airport(OIA) as well.

    Thanks so much Tracy.  I knew there was a industry group but couldn't recall that it was the National Association of Residential Property Managers and couldn't seem to locate what the name of it was.  I did read Kim Meredith Hampton bio actually in the list on Bigger Pockets when I rediscovered how to locate the list.  Very much appreciated.

    Thanks Valentina.  I kinda thought the same and I had been reading Google reviews which is what made me start questioning what I got from the three I already met with.  I read so many bad reviews even when looking at NARPM members and many said they were members but weren't listed on the website.
