FHA loan for a duplex

hi my name is Erick I live in Miami Florida and I'm 21, looking to get into a duplex to start my investing career. I'm going to have 30k saved up by march 2021 and I wanted to know when I should be looking to find a lender who is willing to provide me with an fha loan for the duplex and if I should have contracts written by the lender while I'm looking for a duplex. My plan is to apply the brrrr strategy I've been planning this for a long time now. I have been listening to the bigger pockets podcast for the past 5 months to, while at, and home from work. I am searching for financial freedom I am currently a master technician I specialize in corvettes and engine work as well as diesel work. I love my job but I am a 100% sure I do not want to do this type of work professionally once I'm 40 so I need to prepare now. Does any one have any tips for me that can push me in the right direction? like which areas don't have potential growth and which areas do? what I should look for and if I shouldn't wait till march or start looking for a place sooner?
