First Post and hopefully on my way to offering on my first deal!

Hello my name is Johnathan Edwards and I started educating myself in Real Estate about 2 1/2 months ago. That short amount of time has felt like an incredibly long journey to this point. This evening I applied for a hard money loan to finance a 2 unit investment that I analyzed using the Bigger Pockets calculator. I plugged in worst case scenario numbers for all of the expenses and factored in a property manager as well, though I plan to manage it myself in the beginning. I believe it will  cash flow at least $300 a month. I'm determined to find financing for the deal so i can acquire my first investment property.
