Bought a training program from the Flip or Flop cast
Greetings, I went to a summit today hosted by Daymond John in Bethesda, MD. I learned a lot of great and inspiring things. I am looking to get into real estate wholesaling and they had great speakers there. One of the speakers were Tarek and Christina El Moussa who host flip or flop on HGTV. They are offering a 3 day class that cost $5000, but if you purchased it at the summit it'll only cost $997, and you have the option of bringing a +1. They work through selling your first deal, and coach you as well. They also have a money back guarantee. You get 100% of your tuition returned if you do not close profitable deals in the first 6 months. I decided to invest in myself, and try this out. I am a 22 yr old senior at University of Maryland College Park, and I am really interested in Real Estate, and I would like any opinions on this class or is it a scam. I don't really have a support system (hence i've been on my own since age 14) so I go out seeking opportunities on my own, and calling various people for advice.

I admire that you've been on your own from such an early age and you have still made it to college. I gave up on TV a decade or so ago, so I don't really know the folks you are talking about. You can do a Search in the Search Box on Bigger Pockets and see if their names show up. You can also search for people who live in your area and make contact with them.
However, most of what you need to know can be learned doing Joint Ventures with someone in your target market. Find a REI (Real Estate Investment) group. It is usually about $20 a month and has people who live and invest in your area.
I don't want to comment on these programs. I have been investing in the DMV area for 16 plus years fulltime. You should be doing a lot of networking in your local market and building your cash buyers list including myself to get your business up and running. Best wishes.

At least it was only $997. Definitely expect a hard up-sale to a more expensive program later.
I saw reps of these guys locally last year. They gave horrible advice about wholesaling and tax sales for my state and county. They didn't know we have excise transfer taxes or that our county doesn't handle tax delinquencies like they were 'educating' us about.
In my case, $997 would cost me over $14k on a $300k deal done wrong and waste hours trying to do the impossible. Learn about closing costs and tax sales in your county specifically. This is a national cookie cutter guru system. RE transaction costs and customs are regional. Know that going in.
@Jimmy Samai welcome to BP. Since you are at UM you will find a ton of investors here from the area to network with. I just finished an audio book By Damon John "The Power of Broke"
I believe the best place to invest is in myself and have bought a ton of courses just like the one you bought. Get as much value as you can from it.
- However as said be prepared for an up sell.
- They have no "Secrets" that you can't learn hundreds of other places, including here on BP
- Also consider they are not going to tell you everything you need to know. The learning in this business should keep continuing as long as you are in it.
- Everything you hear from them may not be great advice.
- They may make it sound easier than it is,
- and some things they tell you may just be flat out wrong.
That is why BP is here to fill in the gaps and give you a variety of viewpoints
Good luck - Ned
I just finished my 3 day workshop from the same company, and I can say that I enjoyed the course and the content. I learned a lot. It's a starting point that teaches you a lot over the 3 days. Nothing is covered in great detail but it gave me enough information to help me know at least some of what I don't know...It taught me enough to get me excited and ready to start!
They will indeed hard sell you on the next step program, and even though it sounds amazing I can't see how it is worth the 40k they are asking for it.
Overall, I'm glad I went and I'm now moving forward trying to make my first deal!
Thanks for the responses. I will surely use every time that I have to invest in myself & also learn more about this Real Estate Journey.
