Just getting started. Kalispell MT

Hi Everyone,
Thank you so much for reading my intro post.  I've been listening to the BP podcast for a few months and finally thought I'd get serious and jump into the forums.

My name is Jeff Waggoner, I just turned 33 years old. For work, and what I am passionate about is media, specifically audio engineering. I rent a studio out here in town (planning to build my own sooner rather than later) and I recently branched out into audio for film.

I came to the realization end of last year, that even if I made it successfully working in sound out here in the valley, my income would always rely on how many clients I can retain. 

With that in mind I started researching and listening to audiobooks/podcasts on finances with the goal to be creating a passive income that covers my living expenses by the time I'm 40. The most obvious answer was that real estate was the best way to go and I've been researching that avenue ever since.

My goals for getting involved with the BP community is to connect and learn from investors, financiers, contractors... well anyone involved in real estate. Especially those who are used to the massive sellers markets and rising market that is the area I'm living in.

I currently have no strategy. More of a cloudy idea..  Not even entirely sure what my long term goals in real estate are. But here is a bit of what I want:

- Real estate income to supplement what I love doing (Sound, music, etc) to give me more freedom to travel and pursue projects I want to do.

- I want to build my own studio, and a duplex, on a gorgeous lot here in the mountains of Montana. I want the duplex to cash flow enough to cover the expenses of the property and studio.

- By the time I hit 40, I want to have enough buy and hold properties to cover all of my living expenses. 

How to get there I currently have no idea. Just started linking up with a couple local spec builders and real estate agents and picking their brain. I just quit my day job and went freelance so I do have a feeling I'm gonna have to get well informed on creative ways to get financing. 

I do not plan on being a full time real estate guy. I really want to learn about fix/flip, wholesale, spec build strategies.  I definitely love to be involved actively that way in my area. But the long term goal is buy and hold. 

Anyway, thank you so much for reading. I do plan on being active and learning here on the forums. Looking forward to meeting and learning from this community.
