Hey everyone I am just starting out as an RE investor. I've been starting out for the past year and half and still haven't managed to put a deal together :(. I've been digesting as much information as I possibly can, but I am a true believer in learning through experience as well.
I've been off to a slower start because I run my own non-real estate business that takes up a lot of my time! Even so, I am trying to find a deal to get my feet wet because I am so interested in the RE world.
My ultimate goal is to have my current business operating without me having to be there to give me the time and flexibility to focus on other business and RE opportunities.

For our market right now if you buy you are probably going to be holding regardless of what you think you are lol.
But to answer your question, buy and hold. Although I've yet to put a deal together because I need to get financing and we all know how that is going right now.
I totally understand. Have you ever considered financing initially through a HML, then a refi with a smaller, local bank that don't require title seasoning or have strenuous qualifying criteria?
Yes I was just reading about that on this forum as well!
I'm thinking about checking out some local banks in Ann Arbor to inquire about their lending requirements anyway (for my small business as well).

Tiara, I've been in the fix and flip business for over five years now and can't imagine a scarier place to invest than Detroit. With all of the houses on the market at very low prices and record unemployment. Be very careful.
Steve you are absolutely correct, although I'm sure there are some pockets that are doing much better than others. Fortunately over in Ann arbor its not nearly as bad as the D, but it's still not great.
Steve I have been in the buy and hold business for over 7yrs full time. I just purchased another home in Detroit and it is doing well for me. It all about what you know.
Warren Buffet has the philosophy while you are afraid know you should have been afraid 5yrs ago. When is the last time you fixed and flipped a property. Every area is hurting. I don't even believe I see the famous FLIP THIS HOUSE SHOW on TV anymore.
Money in real estate is made when you buy not when you SELL.

Hey Doug, I think Im going to have to disagree with the U of M cheer.... GO STATE!!!! SPARTANS are taking it all the way this year!!! lol but I do agree with the warren buffet statement. People dont realize how much good can come of this unfortunate crisis, but I am taking advantage of it now!
