Hello All-

First I wanted to thank everyone for contributing to such a great community and for providing such a wealth of information!

My (soon to be) wife and I are located in the Quad Cities (Moline and Rock Island Illinois; Davenport and Bettendorf, Iowa) and are in the process of renting out our first buy and hold property.  I guess I am what you'd call an "accidental landlord". Before I met my wife, I put a lot of money into upgrading my small two bedroom home with the intention of living there another 3-5 years.  However, once we moved in together, we quickly realized that we needed more space and started looking for a more long term solution.  We found the perfect property for us and moved in several months ago.

Rather then selling the home and not fully recouping my investment, I have decided to put it on the market for rent.  So far I have received a lot of positive feedback and am currently looking for the right tenant.  I am an attorney who does a lot of collections/landlord work, so I am being very picky when it comes to a potential tenant, as I understand how difficult collections can be.

My short term goal is to make it through this first lease term of my single property and the reassess the situation. I love the idea of buy and hold properties, but will need to ease into things to make sure it is the right fit for me.

In the meantime, I am trying to learn everything I can and look forward to being part of the community.
