Re-Introduction as a Full Time Investor!
Hello BP!!! So I had a 2015 goal to quit my day job and invest full time. I decided that I would start the year off with a BANG!!! I believe in myself, my business partner, our vision, and the skills and abilities that we have gained over the last year. We are in the last week of our first flip, and put renters into a second home we closed on after Christmas. It was a great 2014, and I am dedicated to make 2015 even better!
I invest in the Portland area, and would love to hear from anyone and everyone who is interested or wants to know more about the market out here! If there are any Realtors, Contractors, Wholesales, Flippers, and Buy and Holders, as well as Lawyers, CPA's and anyone who loves real estate—did I get it all—lets talk!!!
I am excited about this years potential and want to feed off of, and share this energy!

Welcome to the community! BP has a tremendous amount of information to help you, but it is only available if you seek it out. Be sure to be as active and engaging as possible. Read blogs, post questions, and the podcasts are gold! The best free education you can get. Good luck!

Awesome man! I might have to re-introduce myself as well when I reach my first major goal of leaving my job. Keep your momentum going because that is hard to create, you've got to ride it while it's there!
Thanks! I do love the momentum, and for me all it took was a LEAP! I don't know if there is ever a time to feel "comfortable" in quitting a job, but part of the momentum is taking the leap over the edge.
The way I looked at it was like this: The workforce is not going ANYWHERE!!! I can always go back to a day job, but the market is hot and investing in myself now just seemed like the right thing to do.
Hello Michael, Welcome to BP I'm also new to BP and I already like it here. So far everyone is awesome and eager to help and give good advice. I wish I would have found this site a few months ago.

Thanks, I'm hungry for success! My time was decided between too many activities. I was taking 14 credits, working full time, flipping a house, and working to close a sub2 during the last quarter of 2014, and I knew if I wanted success I needed to narrow my focus.

Your post really motivates me! I am active duty military and will be separating in about 6 months. One of my goals is to be full time within a couple of years. It's always good to see everyday Joes doing what I want to do. Much sucess to you in 2015.

I'm looking for flips which I can do all cash on and buy and holds using creative financing, and even if the numbers don't pencil great for the hold, I can do some pretty creative things.
I would also like a 10-12 unit C class apt in a B class area to work a 2-5 year flip and 1031 exchange to a 20-40 and repeat. That I will be more picky on as my strategy is specific and there are many variables.
Focusing locally at the moment, but could never pass up great deals.

Hi Michael,
You will have to be careful here depending on when the 1031 Exchange comes into play as properties acquired for rehab/flip do not qualify for 1031 Exchange treatment. The properties must be held for rental or investment (properties held for rehab/flip are held for sale and not for investment.
Thanks! I guess I should have said "flip" as it will be rented and used as an investment, but I plan to only hold them for 2-5 years which will be spent increasing the NOI, tightening up the expenses, and increasing its value. So not flipping it like I would an SFH, but not a long term term hold. It would be in between and accomplished in such a way to not run into those snags.
