Advice needed for new investor looking to flip and BRRR in Ulster County area

Hi BP Community,

I'm a new real estate investor looking for properties in the Ulster County and surrounding area. My business partner (who's a licensed plumber in Kingston) have been looking for a property for 4 months now, primarily on the MLS and it's been a challenge. We're looking for a run down home, mostly foreclosures, <$300K that we can renovate.

We've probably seen 50+ properties and made offers on 3 of them, all of which fell through for various reasons. There have also been a handful of other properties where we we would have put offers in but were too slow, even though we were viewing the property within 3 days of it showing up on MLS.

We're starting to network with wholesalers and they've sent us a handful of deals our way but none of which fit our criteria. 

Some other ideas that we're considering to get access to more deals to to try send our flyers and start going to auctions. 

Any other ideas or advice for this new investor?
